POSITION OVERVIEW

The Manager, Workplace Projects is responsible for planning, managing and overseeing projects related to the development and transformation of workspaces, ensuring their alignment with workplace strategy, strategic objectives, compliance, sustainability and internal stakeholder satisfaction.

CHALLENGES TO BE MET

Project management and supervision

  • Plan, coordinate and supervise workspace layout, redevelopment and relocation projects based on in-depth knowledge of national and regional realities as well as applicable codes.

  • Manage internal and external resources, schedules and budgets.

  • Oversee and approve the preparation of all design plans and specifications.

  • Estimate the human and technical resources required, and outline the mandate given to the team.

  • Prepare and submit an annual investment and expenditure budget for the institutions under his/her responsibility. Ensure that it is in line with BDC's business plan.

  • Ensure smooth negotiations between landlords and the project management team and support the property management team by preparing or providing due diligence reports for the sites under review.

  • Supervise the project team and promote skills development.

  • Monitor project performance using key performance indicators (KPIs).

  • Act as a project manager, as required.

Procurement and tendering

  • Prepare and coordinate tenders for professional services, construction, furniture and equipment, in collaboration with the procurement team.

  • Analyze bids and negotiate contracts with suppliers.

  • Oversee the procurement function related to real property projects and approve invoices and purchase requisitions.

Compliance and internal policies

  • Ensure compliance with BDC policies, procedures and guidelines.

  • Ensure compliance with safety, accessibility and regulatory standards.

  • Integrate the principles of social and environmental responsibility into projects.

Change management

  • Collaborate with business centre management and service managers to clearly identify their needs and requirements for fit-up projects, propose tailored solutions, and evaluate product and service performance and improvements.

  • Accompany the teams during rearrangements or moves.

  • Communicate project impacts and manage resistance to change.

  • Collaborate with stakeholders to ensure a smooth transition.

Sustainability and the environment

  • Integrate sustainable practices into projects.

  • Ensure that environmental certifications are obtained (e.g., LEED).

Crisis management and business continuity

  • Develop crisis management plans for critical projects.

  • Ensure business continuity in the event of a major disruption.

  • Identify and mitigate risks related to real estate projects.

Business Intelligence and Innovation

  • Monitor market trends and innovations in development.

  • Propose innovative solutions to improve the employee experience.

  • Collaborate with internal and external experts, including workplace strategy, to develop and integrate best practices.

  • Ability to draft, read and interpret complex contracts (including commercial leases).

  • Mastery of performance monitoring and results analysis tools.

  • Knowledge of environmental and sustainability issues.

  • Ability to manage crises and ensure business continuity.

  • Excellent interpersonal skills and oral and written communication in both official languages.

  • Ability to collaborate with various stakeholders, negotiate and find constructive compromises.

  • Proficiency in computer tools (Microsoft Office suite, AutoCAD, MS Project).

  • Bachelor's degree in architecture, design, engineering, commerce or business administration, or equivalent experience.

  • Seven to nine years of experience managing commercial real estate projects or portfolios.

  • Experience in team management and business environment.
